(✦) In summary: Zain

Zain is a real estate agency in Abu Dhabi, United Arab Emirates, selling both off-plan and ready property. NxFold built a property search platform on Next.js and Vercel that indexes both types of stock in one place and filters the way UAE property is actually shortlisted: project type, location, budget range, handover date and unit size. Project pages carry the payment plan, handover and unit mix a serious buyer checks, and a qualifying enquiry flow captures budget and timeline before routing the lead into the CRM the sales team already works. Qualified leads are estimated up 34% in the 90 days after launch.

01 The problem behind Zain

Zain's sales team was buried in unqualified enquiries from buyers who weren't ready to commit. In a market where off-plan and ready property compete for the same pool of buyers, there was no digital mechanism to pre-qualify intent — so every call cost the team time it couldn't afford.

02 Our strategy for Zain

We built a property search experience with filtering granular enough to pre-qualify intent: project type, location, budget range, handover date, and unit size. Only the most motivated buyers make it to the enquiry form — transforming the pipeline quality overnight.

03 What we built for Zain

We built property search with rich, market-specific filtering, clean project pages and a qualifying lead flow that routes serious enquiries straight to the team.

(✦) What we shipped for Zain

  • A property search covering off-plan and ready stock in one index, so a buyer who has not decided between them does not have to pick a section first.
  • Filtering built for how UAE property is actually shortlisted: project type, location, budget range, handover date and unit size.
  • Project pages carrying the detail a serious buyer checks — payment plan, handover, unit mix — rather than a gallery and a phone number.
  • A qualifying enquiry flow that captures intent alongside contact details, so the sales team opens a lead already knowing the budget and the timeline.
  • CRM integration, so an enquiry lands in the pipeline the team already works rather than in an inbox.
  • A structure that absorbs new projects as they launch, without a rebuild each time the portfolio grows.

(✦)FAQ

Zain: questions, answered.

  • Will filtering reduce my enquiries?

It reduces the total and raises the share worth calling. That is the trade most sales teams say they want and few sites are built for. If your agents are measured on lead volume rather than on conversations that convert, say so early, because it changes what we build.

  • Can it pull listings from Bayut or Property Finder?

It can, and the direction matters. Pushing your inventory out to the portals is standard. Pulling portal listings in is usually a mistake, because you end up hosting stock you do not control. What we would normally build is one source of truth on your side that feeds both.

  • How do off-plan and ready property differ on a website?

Off-plan sells a payment plan and a handover date; ready sells a viewing. They need different filters, different page structures and different calls to action. Zain runs both, which is why the search had to unify them rather than split the site in half.

  • Which CRMs can it connect to?

Anything with an API — the pattern is the same whether it is HubSpot, Zoho, Salesforce or something in-house: capture, map the fields, route by rule. If your pipeline is spreadsheets today, that is a different conversation and worth having first.

  • How long does a property platform take to build?

Eight to twelve weeks for search, project pages, the lead flow and one CRM integration. Content — floor plans, payment plans, renders — is usually what sets the launch date rather than the build.
