(✦) — In summary: Superhomes
Superhomes is a holiday-rental management platform built by NxFold for property managers running a portfolio across dozens of booking channels. It unifies channel-synced bookings and central pricing across more than 120 distribution channels on one calendar every channel reads from, ties guest communication to the booking from pre-arrival to checkout, schedules housekeeping off the same calendar, and produces owner payouts that reconcile gross, channel fees, management fee, expenses and net per property per month. It is a Next.js and PostgreSQL build on Vercel using a channel manager API.
01 — The problem behind Superhomes
Holiday-rental managers were juggling bookings, pricing, guest messages and owner payouts across dozens of channels and tools — double-bookings, pricing drift and owner reporting all eating hours that should go to guests.
02 — Our strategy for Superhomes
We built the platform managers run on: every booking, rate, guest and payout unified on a single plan, synced across 120+ distribution channels in real time.
03 — What we built for Superhomes
We designed a unified operating system — channel-synced bookings and pricing, guest communications, housekeeping and owner payouts — with clean onboarding and reporting owners can trust.
(✦) — What we shipped for Superhomes
- Channel-synced bookings across 120+ distribution channels, with one calendar every channel reads from.
- Pricing managed centrally and pushed outward, so a rate change is one edit rather than a morning.
- Guest communication tied to the booking — pre-arrival, in-stay and checkout — rather than living in somebody's inbox.
- Housekeeping scheduled from the booking calendar, so turnovers are visible before they become urgent.
- Owner payouts and statements that reconcile: gross, channel fees, management fee, expenses and net, per property per month.
- Onboarding and reporting an owner can read without needing a call to explain it.

04 — The outcome for Superhomes
One plan that holds the whole portfolio together — fewer double-bookings, sharper pricing and owner payouts that reconcile themselves, so managers can scale without adding chaos.
(✦) — What this project demonstrates
This project demonstrates NxFold's experience building short-term rental management software, including multi-channel booking synchronisation and owner payout statements that reconcile.
(✦) — FAQ
Superhomes: questions, answered.
How do owner payouts actually reconcile?
Every booking carries its own channel fee, management fee and expenses, so the monthly statement is assembled from the bookings rather than reconstructed at month end. The number an owner sees is the sum of things they can click into.
Does it replace my channel manager or sit on top of it?
Either, depending on what you already pay for. If your channel manager works, the platform consumes it. If you are paying for one that only syncs calendars, it can replace it — which is usually the cheaper answer.
Can owners get their own login?
Yes, and it removes more support calls than any other feature. The decision worth thinking about is what to expose: live bookings and statements, generally; pricing strategy and guest messages, generally not.
We manage twelve units. Is this too much system?
Probably, and we would say so. Below roughly twenty units, a good PMS and a disciplined spreadsheet is honest advice. A platform like this earns its place when reconciliation and owner reporting start costing somebody a week every month.
What about VAT and owner invoicing?
Statements are built to carry it, and UAE e-invoicing obligations are moving quickly enough that this is worth scoping explicitly rather than assuming. We would confirm your setup before quoting it.
